The Bangalore Municipal Corporation is also called Bruhurat Bengaluru Mahanagara Palike (BBMP). It is the fourth-largest Municipal Corporation In India. It is run by a city Council comprising elected representatives. The elections are held every 5 years. The Bruhurat Bengaluru Mahanagara Palike is responsible for the civic and infrastructural requirements of the city. The Tax is imposed on the owner of the property only. Unit Area Volume (UAV) is used by BBMP to calculate Property tax. The UAV is based on the expected returns of the property depending upon its location and the usage of the property. The Property Tax is also calculated for Residential buildings, Shops, flats, office buildings, and Godowns. Property tax resource is collected by the revenue department. It regularly works with the (ABIDE) Agenda for Bangalore Infrastructure Development Task Force to design and implement civic and infrastructural projects.

The Property tax also differs from each zone where the property is located. BBMP is further divided into 8 zones which include:

Steps to Pay Bangalore Property/ House Tax Online @@bbmp.gov.in

  1. First, visit the official website of Bruhurat Bengaluru Mahanagara Palike (BBMP).
  2. Or directly visit the following page by clicking here => https://bbmptax.karnataka.gov.in/
  3. Bangalore Municipal Corporation Property-House Tax Payment Online @bbmp.gov.in
  4. On the right-hand side of the page, enter the Application Number/ Renewal Application number. PID number and owner name.
  5. Next, click on the Retrieve button. You will then be directed to a new page press on Proceed you then need to fill out form 4. Form 5 (When there is no change in the property details such as the extent of the built-up area, its usage, or occupancy.
  6. After filling in the details in the form please check if all the details in the form are accurate you then have to Fill out form 5 if there are any changes.
  7. Payment can be done through Challan or Online mode.
  8. In the case of Online Payments, you will then be redirected to a new page where you need to select the mode of payment either by debit/credit or net banking.

Once the receipt is generated you can take the print copy of the receipt after 24 hours. To download Challan Print go to the “Download” section on the Main page type Application number and then Print Challan. Property Tax Calculation in Bruhurat Bengaluru Mahanagara Palike

The Formula for Property tax is given below.

  • Property tax (k) => ( G-I)*20% + Cess (24% of property tax).
  • G => Gross unit area is arrived by adding x+y+z+i =G*H/100.
  • X => Tenanted area of the property multiplied by the Per sq feet rate of the property multiplied by 10 months.
  • Y => The occupied area of the property multiplied per sqft rate of the property multiplied by 10 months.
  • Z => Vehicle parking area multiplied by Per square feet rate of vehicle parking area multiplied by 10 months.
  • H => Percentage of depreciation rate depends on the age of the property.

The BBMP collects more than half of its revenue from Property tax collection. BBMP provides a concession of 5 percent if one pays the property tax before the due date. According to rules set by the Municipal Corporation interest rate of 2% per month or 24% per annum for owners who don’t pay tax on time. The Municipal Corporation also offers an option for 2 installments without any interest or a rebate.
